The short version
Planning AI uses AI to help NSW certifiers, planners and architects create CDC assessments, Statements of Environmental Effects and planning reports in minutes, aligned to the NSW AI Assessment Framework. It's a strong tool — for the New South Wales planning system.
PlanSuite does the equivalent job for Victoria. It reads live VicPlan and Vicmap data and the Victorian Planning Provisions, and produces council-ready Victorian reports — including delegate assessments and Clause 55 (ResCode) checks — across all 79 Victorian LGAs.
The two products target different states. If you're working in Victoria, this is the decisive difference: Planning AI doesn't serve the Victorian scheme, and PlanSuite is built for nothing else.

Why Victorian work needs a Victorian tool
The schemes are different. Victoria runs on the Victorian Planning Provisions, zone and overlay schedules, and ResCode (Clause 55) — a structure a NSW-built tool isn't designed around.
VicPlan-accurate determinations. PlanSuite's overlay and zone results are built to match the VicPlan property report Victorian planners verify against.
Victorian report types. Delegate assessments, permit checks, subdivisions and compliance outputs in the form Victorian councils actually use.
Cited, scheme-based reasoning. Answers quote the actual ordinance clauses, so the determination is verifiable against the scheme.
Minimum input from you. We know you hate filling out forms. PlanSuite works the answer out from what it can already see — your address, the plans you upload, and the live planning record behind them — so you do almost nothing and the results are still thorough.
When Planning AI is the right choice
Simple: if your work is in New South Wales. Planning AI is purpose-built for the NSW system and aligned to NSW AI policy, and PlanSuite does not serve NSW (yet, but we will). For NSW certifiers, planners and architects it's the right tool for now — just as PlanSuite is the right tool for Victoria.
Built for Victoria, end to end
Run a Victorian address and see the zones, overlays and a council-ready Victorian report — accuracy you can check against VicPlan.
